FirstService Project Management (FSPM) serves as your Association's advocate for your capital improvement construction projects.
We understand that our clients have limited time and resources to dedicate to their capital projects. Our goal is to lessen the burden on board members and property managers by providing construction management services from concept to completion.
FSPM represent the board in the most transparent way from the feasibility and pre-construction of the project, engaging with proper engineers or architects for project specifications, production and collection of the bid packages, open book bid analysis, interview and negotiating costs with all contractors, construction payouts, daily site supervision of contractors, Owner/Architect/Contractor (OAC) Meetings and all close out documents and warranties. We make certain all permits are filed in accordance with city or municipal guidelines.
We manage all communications between the board and all other involved parties with daily/weekly update reports generated through our Construction Management software. This report will be preceded by a weekly executive summary for the Boards review. This ensures that the board’s vision and needs are met in a cost-effective and timely manner. FS Project Management will manage all communication with unit owners and the Association to provide clarity as to when they may be impacted by your capital improvement project.
FSPM will also work with our sister company FirstService Financial that may be able to assist your Association with bank financing when needed. FSPM will work with all utilities companies to provide and apply all Rebates offered when Recommissioning your properties Mechanical Equipment.
